Information for landlords
Landlords may request inspectionsIf you are a landlord and you intend to carry out certain repairs to your rented property you can ask us to serve a Statutory Nuisance Abatement Notice (Clean Neighbourhoods Act 2011) on your house, which may entitle you to a NI Housing Executive grant towards the costs of this work.
Shared houses
If you rent a house or flat to more than two unrelated people or families it may be considered to be a house in multiple occupation (HMO), and will need to meet HMO legal requirements. These standards are enforced by the Northern Ireland Housing Executive, HMO Unit.Gas appliances and flues
Landlords must have an annual safety check carried out on their gas appliances, boilers and flues. This check must be carried out by a Gas Safe registered engineer. They must provide you with a copy of this safety check. These requirements are enforced by the Health and Safety Executive, Gas Compliance Team.Other responsibilities
Landlords must ensure that any furniture and electrical goods they supply are safe.If you are newly renting or selling a property you need an energy performance certificate.
If you rent a property which was constructed before 1945 you may need to apply to use for a Certificate of Fitness.
