Fees

  • Building Regulation costs

    All works that come within the remit of Building Regulations attract a fee. The amount payable to Building Control will be dependent on the nature of work undertaken.

  • Fee for a new build dwelling

    This fee is based on a single new build dwelling up to three storeys with a floor area of up to 250m², including any basement level. The fee for any other dwelling is based on an estimated cost of work.

    Fees for other domestic work, like removing an internal wall or chimney breast, are based on the estimated cost of works. There's no fee payable for cavity wall insulation. Works being carried out for a person with a disability may not carry a fee.

    * You cannot use a Building Notice application for building work to an existing dwelling that increases the floor area of dwelling by more than 10m² or creates a new storey with a floor area of more than 3m².

    ** If you are making an application for more than one of these works at the same time, then only one fee will be charged - if the works include the installation or extension of a heating system that is the fee that will be charged, otherwise the fee will be for a replacement combustion appliance.

  • Fees based on estimated cost of work

    All non-domestic work and some domestic work is based on the estimated cost of the works excluding VAT. The fee is then calculated on a sliding scale.

    When fees are based on the estimated cost of the works you will need to give us a written estimate, and for works costing over £10,000 we need a full broken-down estimate.

  • Building control plan archive

    Our plan archive search fee is £100 whether we have records or not. The cost of copies of plans depends on their size. 

  • Fees for non-statutory services

    Revised fees for non-statutory services will take effect from 1 April 2026. We have introduced some new charges and increased others.
