Apply for Building Regulations approval
If you are carrying out work in Belfast, you must apply to us for approval. There are three ways to apply for Building Regulations approval full plans, building notice or regularisation.
You can send us your completed application form, along with the relevant documents and fee. For more information please visit our Fees page.

Make an application for work to a domestic property
Full plans application for domestic work
You can use a full plans application for planned building work to a domestic property. You will need to provide us with:
- the application form signed by either you or your agent
- appropriate fee
- two copies of existing plans
- two copies of proposed plans and specifications
You will normally need to employ an architect, Chartered Architectural Technologist or or building surveyor to provide the drawings and specification required. You can make the application yourself, or your agent (for example your architect) can do this for you.
Building notice application
You can only make a building notice application for minor planned work to a single domestic property. You should fill in one copy of the application form and send it to us with the appropriate fee. You do not need to send us drawings, but we may ask you for more information if we need it.
Regularisation application
A regularisation application is used when you need building regulations approval for work that has already been carried out to a property without anyone applying to us for approval. You should fill in one copy of the application form and send it to us with the appropriate fee.

Make an application for work to a non-domestic property
Full plans application for non-domestic work
For planned work to a non-domestic property, you must make a full plans application. You will need to provide us with:
- the application form signed by either you or your agent
- appropriate fee
- two copies of existing plans
- two copies of proposed plans and specifications - we may need four copies of drawings that show you are meeting Part E (Fire Safety) of the regulations as we may have us to consult with the Northern Ireland Fire and Rescue Service
Regularisation application
A regularisation application is used when you need building regulations approval for work that has already been carried out to a property without anyone applying to us for approval. You should fill in one copy of the application form and send it to us with the appropriate fee.
