Physical investment

Giant's Park

  • The Giant's Park area

At 340 acres, the North Foreshore of Belfast Lough is the largest development site in the city.

Known as Giant’s Park, this area offers huge potential to deliver physical, economic and social benefits for citizens as part of our physical investment programme

With funding from our physical investment programme, Invest Northern Ireland and the European Regional Development Fund (ERDF) - through the European Sustainable Competitiveness Programme for Northern Ireland, we have transformed this former landfill site into Belfast’s largest regeneration site.

This £9 million investment to deliver the infrastructure and prepare the site for development has acted as a catalyst for further investment on the site.

  • Belfast Harbour Studios

Belfast Harbour opened a £20 million film studio complex on the site in 2017.

Belfast Harbour Studios stretches over seven acres and includes:

    • two film studios and sound stages of approximately 33,000 square feet each
    • two workshop buildings of approximately 11,000 square feet each
    • three-storey 37,000 square feet office and production building.

In June 2017, the Superman prequel KRYPTON, produced for the SYFY channel, was confirmed as the first production to be housed in the studios.

In February 2020 the Belfast Harbour Commissioners submitted a planning application for an expansion of its film studios in a £45m investment.

They have plans to build a further six studios which will provide 346,000sq ft (32,144 sq m) of new facilities.

  • Commercial leisure led, mixed use

We have agreed initial proposals to regenerate 250 acres of the site into a major visitor attraction for the city. The proposed £93 million investment by Giant’s Park Belfast Ltd, will create four distinct zones or hubs:

    • a welcome hub
    • a leisure and sports innovation hub
    • an adventure hub
    • a theme part hub.

The project, which is due to complete by 2026, will bring jobs to the local and wider area, both through the development phase and upon completion.

  • Additional investment

In September 2018, we approved the lease of two sites within Giant’s Park for:

    • A £27 million investment to develop a data centre to support the digital economy.
    • A £20 million investment to construct an anaerobic digestion facility to generate and export electricity for organic waste.
  • Further plans

We continue to promote development opportunities to companies working in renewable energy, solar power, recycling and other environmental technologies, who are keen to invest in Belfast and take advantage of our strong skills base, accessible location and growing clean-tech sector.

Commercial estate agents Lisney have been appointed to market sites at Giant’s Park to potential occupiers, investors and developers. A comprehensive marketing campaign exposes the opportunities to local, national and international audiences.
